BS 5250:2021 – Management of Moisture in Buildings. Code of Practice

The end of July saw more than the start of the summer holidays, it also heralded a full revision of BS 5250:2016.  The new document, BS 5250: 2021 recognised that buildings are under increasing strain from moisture for two main reasons: climate change and desire for energy conservation.

Just in this last year, there have been numerous occurrences of heavy rain (causing flooding across the UK), storms, and even snow in late March in parts the country – during a time where daffodils are usually expected to bloom!  This means that the resistance to water ingress at the roof level will needs to match the increased pressures associated with more extreme and persistent weather.

The revised standard addresses the issue of additional moisture-related issues, such as high humidity levels, roof leakages, and rain incursion.  It covers all states of water, as liquid, gas, and solid as well as the interactions between these states of water in the building.  The standard refers to all buildings, whether new or existing, domestic and non-domestic, from construction to occupancy.

As well as being restructured for more cohesion and clarity, the revised BS 5250:2021 standard considers the combined impact of individual methods of moisture control, rather than discussing them in isolation.

In 2017, BSI released a whitepaper: ‘Moisture in Buildings: an integrated approach to risk assessment and guidance’.  This whitepaper influenced the latest iteration of BS 5250 in that both technical documents recognise the difference between the expected performance of a building in the design stage compared to the actual performance in the completed build.  This difference could be attributed to faults made during construction, excess moisture generated during the building’s normal use, or residual moisture from the development process.

Taking place from 21 – 23 November at the NEC Birmingham and attracting over 70,000 visitors, LIVE is free to attend. Hambleside Danelaw will join hundreds of other employers, colleges and training providers at the event where visitors get the chance to discuss employment opportunities, have a go at different skills and get practical tips from careers advisers on how best to complete job applications and prepare for interviews.

Launch New Interlocking Plain Tile Dry Verge System

We are pleased to announce the launch of  the new Danelaw interlocking dry verge system. The Danelaw IPTDV system is designed to be compatible with the four types of increasingly popular interlocking single lap plain tile types that create the look of a plain tile or small slate roof.

This new dry verge system will be very familiar to the many users of the popular Danelaw IDV Interlocking Dry Verge System. It replicates the style and incorporates all of the features that make the larger version so popular including being universal, easy and quick to install, providing a stylish finish to the edge of the roof in keeping with with the look of the roof tiles.

It complies with the requirements of BS 8612 providing a mechanical fixing to the verge tiles suitable to resist wind loads from zone 1 to 5 and prevents rainwater staining on the building gables.

The Danelaw IPTDV system is available in black, slate grey, dark brown, antique red and terracotta to suit most tile colours, and at batten gauges from 170mm to 200mm. There is an option for matching half-round or angle ridge end caps together with a single discreet universal black eaves starter unit that allows for positioning of the guttering.

BS 8612. Designed to Address the Sub-Standard Dry Fix Roofing Products

Dry fix roofing to replace the use of mortar on slate and tile roofs has gradually developed over many years and grown in popularity. It is simple, fast, cost-effective and removes many of the issues related to the use of mortar, the reliability and weather dependency.

Revisions to BS 5534 in 2014 addressed the problems of failing mortar and required that all ridge and hip tiles be mechanically fixed, even when mortar was used, and this further increased the use of mortar-free roofing installations, but with this increase in demand for products, the industry also saw an increase in the numbers of products on the market with a wide range of different qualities.

The 2018 standard is the first-ever British product standard for pitched roofing dry fixed products and is intended to address the problem created by the appearance of poor quality products on the market by ensuring that all dry fixed ridge, hip and verge systems meet minimum agreed standards.

It establishes the suitability of dry verge products to be used as a fixing for perimeter tiles to resist wind uplift together with tests to determine the mechanical resistance to wind loading and therefore their suitability for any design wind exposure of the site and building.

The Standard also includes a test to confirm the ability of verge systems to shed water from the roof verge without staining the gable wall, sets out requirements for the specification of materials used to manufacture dry fix ridge, hip and verge products and their durability in UV exposure and artificial aging tests.

Other tests include the suitability and adhesion quality of ridge and hip-roll products to fit the wide range of roof tile profiles used in the UK, whilst requiring that they also meet the requirements of BS 5250:2011 for ventilation performance.

CON6+ Dry Fix Ridge and Hip System

Testing for performance and compliance under BS 8612:2018 is recommended. Accordingly, independent test houses cannot yet offer all the testing covered by this new Standard, and most of the dimensional criteria stipulated in the Standard will be declared by the manufacturer.

Many of the elements contained within this Standard are methods of assessment of level of performance rather than pass/fail criteria. Manufacturers claiming that their products comply with the Standard, or requirements of the Standard should be quite specific about what and how they are they are claiming compliance.

Hambleside Danelaw are familiar with the content of the Standard and have been able to undertake indicative tests on the relevant products from the Danelaw range.  All the Danelaw brand dry fix products performed very well under the various assessment criteria contained within the Standard.

Two New Breathable Tile and Slate Roofing Underlays Added to the Danelaw Range

We have launched two new breathable underlays for tile and slate roofs; the middleweight Danelaw LR135 and the premium Danelaw LR180, these now sit alongside the Danelaw LR120 and Danelaw LR150 within the Danelaw range.

They can be used for warm and cold roof applications, either unsupported, draped over timber rafters or counter battens or fully supported over timber sarking and rigid insulation. Independently tested by the BRE for wind zone suitability and come with full BBA approval.

Brand New Tile Vents as part of the Danelaw Ventilation Range

Double Slip Tile Vent

The new Double Slip Tile Vent has been designed to incorporate small cuts of clay or concrete machine / handmade plain tiles at high or low level as an alternative to ridge or eaves ventilation. In doing so, it provides an unobtrusive and uninterrupted roofscape on pitches of 35⁰ or greater. Made from polypropylene / polycarbonate, the Double Slip Tile Vent meets all requirements of BS5250 and BS5534 and can also provide a means of soil ventilation or mechanical extraction. It is manufactured in black.

Double Plain Tile Vent

The new Double Plain Tile Vent provides an unobtrusive means of roof ventilation by discreetly replicating the tile profile. Suitable for pitches of 35⁰ or greater, it can be used with either machine or handmade tiles at high or low level as an alternative to ridge or eaves ventilation. Made from polypropylene / polycarbonate, the Double Plain Tile Vent meets all requirements of BS5250 and BS5534 and can also provide a means of soil ventilation or mechanical extraction. Traditionally applying roof flashing external areas can be a time consuming, highly skilled and labour intensive job. Depending on what material is used, it can also be potentially hazardous to the end user and the environment. We are extremely excited to announce the launch of our new lead alternative flexible flashing, Fast Flash!

With the common knowledge of an increasing skills shortage in the industry, Fast Flash is the ideal solution. 50% quicker to install than lead, extremely flexible, malleable and requiring no specialist tools to fit, Fast Flash can be used on multiple applications, including;

  • Valley head and eaves
  • Wall abutments
  • Chimney perimeters
  • Dormers and rooflights
  • Solar panels
  • Pipe flashings

Fast Flash is also compatible with a range of our other roof flashing products including our tried and tested GRP dry fix valley troughs and unique individual dry soakers.

Designed with a useful and versatile fully self-adhesive backing, Fast Flash is an environmentally friendly composite, comprising of an aluminium grid embedded in a polymer rubber that is available in three colours including the lead looking, traffic grey. This excellent lead-free material holds no value to the thief. The alternative colour options of black and red deter would be thieves from even entertaining the thought. Fast Flash has great stretching ability and can increase by 60% in length and 20% in width to suit a variety of detailing requirements.

A patented “wet in wet” manufacturing method gives the composite a great benefit. This process ensures that delamination does not occur – unlike alternatives that are layered and glued. Supplied in a protective film, designed to prevent damage during installation, Fast Flash is also the only lead alternative flashing that can be shaped to the desired profile using a dresser.

The secure and durable flashing is compatible with most commonly used roof coverings so only one product is needed in the van. No gluing or welding is necessary, due to the fully adhesive backing making it quick and easy to install. Off-cuts are reusable therefore leaving the user with minimal waste, reducing material costs.

Working with lead

The World Health Organization has identified lead as 1 of 10 chemicals of major public health concern. They state that “Lead is a naturally occurring toxic metal found in the Earth’s crust. Its widespread use has resulted in extensive environmental contamination, human exposure and significant public health problems in many parts of the world.”

The EU has already opted to ban or restrict the use of lead in many contexts from petrol to paints and even electronic equipment. Some European countries have banned the use of lead within the construction industry while Denmark has completely banned the import or sale of products containing more than 0.01% of lead compounds.

Although many clients, specifiers and some local authorities are now discouraging its use in roofing, the UK does not yet appear to be moving to a complete ban.

There’s no harm in using alternatives to lead

The popularity in lead alternatives is ever growing and manufacturers are responding to this demand. Modern materials offer lightweight solutions, easier and safer to handle at heights, preformed options to speed up installation. They also offer a long service life at a lower cost than traditional metals, such as lead, zinc and copper.

There is much ignorance within the roofing community with respect to lead and the risks that it presents. Under the Control of Lead at Work Act, there is a duty of care on all to use an alternative to lead whenever and wherever there is one available and this is something that materials suppliers and distributors should also be aware of to ensure the best health and safety of those working on site. Of course, these issues can be negated by minimising the use of lead products.

As well as the aesthetics, Fast Flash has none of the associated health risks that arise when working with lead. Due to its non-toxic properties, it is safe to use wherever there is a requirement to recycle water. It does not produce harmful run-off which makes it suitable for grey water systems. This is an important factor to consider with the current move toward ‘greener’ methods and materials. Dry fix solutions to common roofing issues

The most recent dip in the economy that saw a drive for better efficiencies and value for money has also seen a significant increase in the demand for ‘dry fix’ roofing products to reduce or eliminate the requirement for mortar on roofs.

The benefits of dry fix products are well documented and appreciated by most roofing contractors; increasing the speed and reliability of the installation, together with reducing the associated down-time due to inclement weather. They have also been recognised by the NHBC who have identified that the reduction in the use of mortar on roofs will also lead to a reduction in the number of claims that they are required to deal with, together with the cost of these claims.

As the demand for these products has increased, so has the number of manufacturers and importers of these products. Unfortunately this increased demand has also led to an increase in supply of products specifically targeted at the low cost, low specification end of the market. These products are often manufactured using low grade or low quality materials and components resulting in both reduced durability and performance.

Some of these low cost products carry claims from the manufacturers for performance levels that cannot be substantiated and meaningless claims of compliance to inapplicable standards or approvals by bodies such as the NHBC that do not approve proprietary products, together with vague and exaggerated claims for unrealistic guarantee periods.

Solutions

To address these problems, it is the responsibility of the suppliers and installers of the many proprietary products used with slate and tile roofs to satisfy themselves that the products they are dealing with are fit for purpose and sourced from a reputable manufacturer that has a good reputation for product quality and technical support.

Not all products that appear to be the same are the same. The raw material choices can be anything from the tried and tested to those which are used for cost savings rather than reliable long term performance. Good quality products generally have some form of independent certification to demonstrate their fitness for purpose such as BBA certification and will carry a meaningful guarantee that will be honoured by the manufacturer should a problem of defect arise.

It is now quite common to find that liberties are taken when claiming ventilation areas; products such as tile and slate ventilators may have their ventilation area quoted based on the top surface aperture or grille that is easy to measure, but then might be constructed with an internal geometry or pipe/adaptor spigot that significantly reduces the actual airflow area. Some low cost roof ventilators may even rely on riveted connections in thin weak plastics and foam strips held on with double-sided tapes to achieve the weathering and compensate for poor fit into the roof. Worse still, designs that have proved to have been unreliable in terms of weather protection can now be found to contain coarse plastic foams further restricting air flow and risking blockage by debris accumulating over time.

In recent years, there has also been a dramatic uptake in the use of dry-fix products used for providing a mechanical fix of ridge and hip tiles. Not surprising really with the well documented rise problems experienced when using mortar, but some of these systems claim to provide the requisite roof space ventilation at the ridge when no actual openings into the roof space are provided as required by BS5250:2011 ‘Code of practice for control of condensation in buildings’.

Aside from the consideration of the product design and quality, even the best products available for the job can be fitted either poorly or incorrectly. Reputable manufacturers generally provide good clear and concise instructions on the use of their products for specific applications, or where different techniques are required where a product may be designed for universal application for example. These instructions should be consulted and followed wherever possible; failure to do so could not only invalidate the manufacturer’s warranty, but could, as seen recently, result in a successful claim against the installer of the product.

To address calls from customers and bodies such as the NHBC and the National Federation of Roofing Contractors (NFRC), British Standards are now expected to publish a brand new Standard for dry fix roofing products covering dry fix ridge, hip verge products in the not too distant future.

To summarise

  • Don’t choose the cheapest products available, they are usually cheap for good reason, may take longer to install and might not be entirely fit for purpose
  • Use products from a reputable manufacturer of some standing in the industry with a reliable back-up service
  • Check the product guarantees and read the small print; they may not actually be of any value
  • Ensure that works are adequately supervised by competent persons to ensure good standards of workmanship
  • Follow the instructions provided and seek guidance in case of doubt
  • Use all of the components supplied with the systems wherever appropriate – they are there for good reason
